The Commons at Aliso Viejo Town Center


In 2005, the Aliso Viejo City Council approved plans for a 10-story mixed-use development at The Commons. The Commons site historically has always been planned to be a mixed-use development in the city’s center.

In 2019, ValueRock Realty conducted design workshops with Aliso Viejo community members to hear about what they wanted to see at the Commons. Community members emphasized a need for more entertainment, restaurants, and retail. Based on feedback from the community, ValueRock partnered with AvalonBay Communities to bring a smaller scaled project from the original 2005 plans.

The City Council voted to approve the first phase of ValueRock’s plans to redevelop The Commons in July 2022. The refresh of the former Lowe’s building is scheduled to open in 2024 and plans call for the building to be remodeled to host retail spaces for several tenants.

Tesla

The Tesla store will occupy roughly 53,000 SF and include a showroom with test drive vehicles onsite. This location will allow for sale, lease, delivery, and service of new Tesla vehicles.

99 Ranch Market

99 Ranch Market is an international supermarket that will occupy approximately 46,000 SF, offering customers a place to find products that can conjure vivid memories and beloved traditions and cuisines.

Daiso

With over 5,000 stores worldwide, Daiso sells a wide range of products that enrich the daily lives of customers, from daily necessities to hobbies and luxury items. The store will occupy 8,500 SF.

Sender One

As a premier Southern California climbing destination, Sender One offers unique experiences for brand-new and seasoned climbers, families, and kids. The exciting, family-fun center will occupy about 24,000 SF.

Lucky Strike

Lucky Strike will feature premium bowling lanes, state-of-the-art arcade games, billiards, epic eats and more. The space will be next to Tesla occupying approximately 38,000 SF of entertainment.

Philz Coffee

With coffee shops in California and Chicago, Philz Coffee is coming to the Commons and will occupy about 2,000 SF. Philz is passionate about great tasting coffee and specializes in customized coffee blends, made from sustainably sourced green beans from around the world.

In addition to the new retail tenants, the Commons is home to the major grocer Trader Joe's, Walgreens, Taco Bell, and community-loved restaurants like Eureka!, and Lupe's.

The Bigger Picture

In communities across the country, once-thriving shopping centers are shifting to better serve the needs of the community. Embracing the opportunity at The Commons, ValueRock is working with AvalonBay Communities to create an inviting synergistic center.

AvalonBay has submitted a development application to repurpose the parking lot into a mixed-use residential building to house Aliso Viejo families, its workforce, seniors and the next generation. The result will create a less car centric focused commercial core area in the heart of Aliso Viejo. The residents of Avalon Aliso Viejo will experience a more fulfilling lifestyle to live, work, shop and play within walking distance of their home.
